Coworking Space Statistics by US Metro
Manhattan holds the largest coworking footprint in the country at 12.56 million square feet, despite a 2% contraction in Q2 2026. Chicago sits second at 9.27 million after a 2% rise.
Los Angeles, Washington and Houston all lost footprint that quarter. Washington fell 1.5% and Houston fell 2.7%.
Location counts rank differently from square footage
Los Angeles led on location count with 349 spaces. Chicago passed Dallas-Fort Worth to reach 346, and Dallas-Fort Worth finished on 338.
Manhattan tops footprint without topping the count because its average space runs 40,788 square feet, against a national average of 17,728. Indianapolis posted the largest quarterly gain, up 14% to 113 locations.

National medians barely moved. Membership dropped a dollar, day passes gained a dollar, and meeting rooms and virtual offices held flat.
Manhattan carries the highest median membership at $339 and the priciest meeting rooms at $73 an hour. Columbus and Jacksonville are the cheapest markets for membership at $150.

The Business Research Company valued the global coworking market at $30.12 billion in 2026, up from $26.2 billion in 2025, a 15.0% rate. Its July 2026 edition forecasts $53.46 billion by 2030 at a 15.4% CAGR.

Which Operators Run the Most Coworking Locations?
Regus leads the US with 1,285 locations, adding 48 during Q2 2026. HQ follows at 388 and Industrious at 190, with 99% of the Industrious portfolio inside the top 50 markets.
CoworkingCafe reports that the top five providers run 2,184 US flex offices, and that the remaining 7,200 spaces, roughly 77% of inventory, belong to regional and independent operators.

IWG results for 2025
IWG, which owns Regus, HQ, Spaces and Signature, closed 2025 with 4,609 open centres, a 16% increase from 3,989. It opened 782 and rationalised 162.
The company signed 1,132 new centre deals during the year, 99% of them capital-light. Signings outpaced openings, and IWG reported over 1,300 centres in its pipeline.

Are Coworking Spaces Profitable?
Deskmag’s opt-in global operator survey found 54% of coworking businesses profitable over the previous twelve months, with 18% reporting losses. The reading covers early 2025 and was published in May 2025.
City size shaped the result more than any other variable. In cities above one million residents, nearly two-thirds were in the black.

Flexible workspace operators leased 8.6 million square feet across India’s seven largest office markets in the first half of 2026, up 32% year on year, per Colliers India. Colliers records it as the highest half-year figure on record for the segment.
Conventional leasing direct to occupiers was flat at 27.1 million square feet, against 27.2 million a year earlier. Total gross leasing reached 35.7 million square feet, up 6%.
Flex operators took 24% of total gross leasing. Bengaluru, Delhi-NCR and Hyderabad together contributed nearly two-thirds of flex uptake.
